Acquisition + Light/Moderate Value-Add Cosmetic and unit-level renovations. Common area upgrades. Mechanical and operational repositioning.

Stabilization Plays Acquiring properties with vacancy, below-market rents, or operational mismanagement and bringing them to market.

Bridge-to-Agency Refi Acquire and stabilize on bridge debt, then transition to long-term agency (Fannie/Freddie) or DSCR perm financing.

  • Structural renovations or expansions (refer to construction lending)
  • Ground-up construction
  • Mixed-use under 100% residential

Renovation Capital That's Actually Funded.

Most bridge lenders advertise “value-add financing.” Then they fund 60% of your reno budget, hold the rest behind a draw process that takes 10 days, and expect you to float the rest from your own pocket while units sit vacant.

The structural difference: we hold back 100% of your renovation budget at close. Not 60%. Not 80%. The full reno scope is funded — drawn as work completes — so your capital isn’t trapped covering construction costs the lender promised but didn’t actually deliver. On top of that, we build 12 months of interest and carry reserves into the loan at close. That means the loan funds itself through the stabilization period. You’re not paying debt service out of pocket while you reposition the asset and chase lease-up — the reserves do that work. This is the structural difference between a bridge lender who wants to win the LOI and a bridge lender built to actually fund the business plan.
WHAT MOST BRIDGE LENDERS DO WHAT HML DOES
60–80% renovation holdback
100% renovation holdback funded
No interest reserves
12-month interest + carry reserves built in
Hidden prepayment penalties stretching 18+ months
12-month minimum interest, no surprises
Retrade LOIs during diligence
LOI is the LOI. No retrade.
60–90 day diligence on a $5M deal
30–45 day close from complete submission
Force a perm takeout exit

The Value-Add Math

The Cost of the Wrong Bridge Lender.

What happens to a sponsor doing a $3M acquisition with a $500K reno budget — depending on how the bridge is structured.

of capital freed up — on a single $3M deal.

That’s another acquisition. That’s reserve capital for the next opportunity. That’s the difference between operating at one deal at a time and operating at the pace of your market.

The Ideal Sponsor Profile

Active Value-Add Operator

5–25+ units per deal. Multiple acquisitions/yr.

You’ve operated multifamily, executed value-add business plans, and stabilized properties to perm refi or sale. You’re not learning the asset class — you’re scaling it.

Repositioning Specialist

Acquiring underperforming or mismanaged assets.

You see what current ownership is missing — rents under market, deferred maintenance, operational drag. You have a 12–18 month plan and the team to execute. You need capital that funds the whole plan.

Off-Market Acquirer

Closing on time-sensitive opportunities.

You found the deal off-market or before it hit the open market. The seller wants a fast close — that’s your edge. You need a bridge lender whose name on the LOI means the deal actually closes.

SPONSOR PRE-SCREEN CHECKLIST

Minimum FICO: 725 (guarantor)

Net Worth: 100% of loan amount, post-close

Liquidity: 10% of loan amount, post-close unencumbered

Experience: Verifiable multifamily operating & rehab experience in the same submarket

Entity: Newly formed SPE for the deal

Borrower: U.S. Citizens and Permanent Residents only (no foreign nationals)

HML, and specifically Ethan, has been great to work with. They understand real estate and construction, and their underwriting is more than fair. I can finally scale with a financial partner, instead of using my capital…

Frequently Asked Questions

LTPP (Loan-to-Purchase Price) is loan size as a percentage of acquisition price only. Initial LTC (Loan-to-Cost) includes acquisition plus any closing costs. As-Is LTV uses appraised as-is value. As-Stab LTV uses stabilized post-renovation value. TLTC (Total Loan-to-Total Cost) is the fully funded loan (including renovation holdback) divided by total project cost. We size against all of them — the loan is the lower of the applicable ceilings.
Your full renovation budget is approved at close and held back by the lender. You submit draw requests as work completes — typically tied to milestone completion and inspection. Funds are wired into your operating account after validation. You’re not pre-funding renovation work out of your own capital.
At close, we fund 12 months of interest and carry reserves into the loan. These reserves automatically cover debt service through the renovation and stabilization period. The result: your operating account isn’t carrying the loan during the value-add work. The deal funds itself.
We require a minimum 9% debt yield on as-stabilized net cash flow (As-Stab NCF). That’s the underwriting floor for sizing the loan against stabilized cash flow.
100% residential multifamily, 5+ units per property. We don’t fund mixed-use under this program (residential must be 100%).
No — this program is for acquisition and value-add only. No ground-up, no structural renovations, no building expansions. For ground-up multifamily, see our Multifamily Ground-Up Construction program
Single-purpose entities isolate the deal from other obligations and assets. It’s standard structure for institutional multifamily lending and protects both the sponsor and the lender. If you’ve done multifamily before, you’ve already operated this way.
Currently 11 states: NY, NJ, CT, PA, RI, MA, NH, NC, SC, IL, and CA — primary and secondary multifamily markets. We have additional capital relationships outside this specific program for other states.
30–45 days from a complete submission package. That’s full institutional-grade underwriting — appraisal, environmental, title, sponsor diligence, business plan review — compressed into a timeline that’s faster than most bank lenders quote for the same asset class. The bottleneck is almost always third-party reports (appraisal and environmental), not us. Clean files and a responsive sponsor keep the close on schedule.
Submit it anyway. Many sponsors who think they’re outside the box turn out to fit with a structural adjustment. If it’s truly outside this program, we have other capital sources and may be able to place it elsewhere.
